Forget jumping between half a dozen tabs just to figure out what a house is actually worth; we pull everything—comps, historical trends, neighborhood stats, even mortgage numbers—into one place. Find Property IDs and basic details: Need to start somewhere? You use get_search_results to locate properties just by address. That tool spits out essential data like the Zillow Property ID (ZPID), which is what you need for every other analysis we run.

If you've got a specific ZPID, you can then get an instant valuation snapshot using get_zestimate. This pulls the most current, official estimate of what the house is worth right now. You can also call get_updated_property_details to pull in any specific home facts that owners or agents manually updated in the listing data—that's useful stuff for making sure your numbers are accurate.

Analyze local sales comps: To figure out if a price tag is realistic, you need comparable sales. The server returns lists of recent sales nearby using get_comps. You can dive deeper into those sold properties and get rich details on both the initial subject house and all the comparisons by running get_deep_comps.

Chart historical value trends: Seeing a single number isn't enough; you gotta see the history. To visualize how property values have shifted, you use get_chart. This generates an image URL showing the historical Zestimate trend for that specific home over time. If you need to check the whole neighborhood, not just one house, run get_region_chart to get a chart of the entire defined region's history.

For even more granular context, you can use get_region_children, which gives you a list of smaller neighborhoods nested within a primary city area, letting your agent then generate specific charts for those subregions.

Determine regional demographics and metrics: You don't just buy bricks; you buy into a lifestyle. To check the market affordability or population density in any given spot, run get_demographics. This tool pulls key demographic metrics for any specified city or region, giving your AI client the context it needs to advise clients on growth potential.

Estimate mortgage payments: Finally, you gotta know what this whole thing costs monthly. The server calculates projected monthly payment amounts using get_monthly_payments, which takes property value and interest rate inputs into account. You can get current, live mortgage rates for the market area by calling get_rate_summary. This gives your agent all the numbers—the initial search, the valuation, the comps, the history, the demographics, and the monthly payment estimate—all without you having to switch tools or websites.
